03 / CERTIFICATION
Professional Consultant's Certificate guidance, monitoring and certification arrangements.
A CONSIDERED APPROACH
A Professional Consultant's Certificate (PCC), sometimes informally called an architect's certificate, may be requested by a mortgage lender for a new or converted home. Nicoll Design has longstanding experience in residential building and historically promoted construction monitoring and Professional Consultant's Certificate services for self-builders and developers. The practice can review requirements and discuss appropriate certification arrangements, including another qualified professional where necessary. Certificate availability depends on the signing consultant's eligibility, inspections, insurance and the lender's terms; planning consent alone does not establish eligibility.

HOW WE CAN HELP
BEFORE YOUR BUILD
A Professional Consultant's Certificate can be an alternative to a new-home warranty where your mortgage lender accepts it. It does not provide the same insurance protection as a structural warranty.
The professional giving the certificate must meet the required professional qualifications, monitoring and indemnity insurance conditions. Some lenders do not accept retrospective certification when the building works were not monitored during construction.
It is important to discuss these requirements with your lender or conveyancer, and with the architect or professional consultant, before building work begins.
UK Finance: official PCC requirements ↗Nicoll Design has historically provided PCC-related construction monitoring and certification arrangements for self-builders and developers. The precise service available for a new enquiry, and who will sign any certificate, depends on the agreed appointment, appropriate monitoring, professional eligibility, insurance and lender requirements.
